We have two attorneys that we use to file our evictions and their fees are set at market rate (call and ask us for the current rate). We coordinate the entire eviction process for our owners. This includes processing the paperwork, court appearances, Sherriff lockout, etc.
Here’s how it works!
Rent is due on the 1st. Tenants are contractually allowed a 3-day grace period, thus, rent is termed late on the 5th. On the 5th, we personally post and mail out all 3-Day Notices to Pay Rent or Quit. We keep our owners updated on any communication we have with the tenant. If we do not receive rent post given 3-Day Notice, owners have the choice to immediately start eviction, or to work with the tenant (if they’re responsive).
