Advertising and Marketing:

With owner’s approval, we will also install a professional “For Rent” sign at the property.
We have a designated Showing Assistant that schedules and personally shows properties 6 days a week.
Our main priority is to protect you as an owner and your property; thus, we do NOT give out keys or lockbox combinations to prospects.
If our Showing Assistant is booked, one of our licensed agents or property managers will show your property.
We have a vigorous tenant qualification process that has proven us to be successful in producing low turnover rates. Our sophisticated screening process is tailored to find you stable long-term tenants.
Our qualification process includes: Experian credit report, criminal background history report, eviction and court judgement history report, submission of official income documents/bank statements, and certified verifications of employment and rental history from employers and previous landlords.
Move-in/Move-out Property Inspections: We conduct thorough move-in inspections that we document via pictures, videos, and on an official California Association of Realtors® inspection contract. When a tenant vacates, we utilize all three files to compare with the current condition of the property. With this information, we will provide you with our professional opinion on the itemization and distribution of the security deposit.
Annual Property Inspections: We conduct annual property inspections to test the functionality of smoke detectors and carbon monoxide alarms.
Exterior Property Inspections: We conduct exterior inspections of your property quarterly or upon request via drive-bys that are documented with pictures and provided to you. This allows us to verify the tenants’ upkeep of front yard/lawn maintenance and overall condition of the outside of the property.
“For-Cause” Property Inspections: Interior property inspections conducted on “for cause” occasions.
Lease Contracts and Notices:
All our contracts, addendums, and notices are generated from California Associations of Realtors® certified forms.
We take the time to review, explain, and answer all tenant questions regarding the terms and conditions of the lease to ensure they understand and accept all of our tenancy requirements prior to moving in.
All notices are mailed to the tenants and personally posted on the property per California law regulations at NO additional charge to you (i.e. 3-Day Notice to Pay Rent or Quit, 60-Day Notice to Vacate, Notice of Change in Terms of Tenancy, etc.).
Repairs and Maintenance:
We coordinate all repair requests submitted by tenants to each owner’s specific preferences. With owner’s approval, we will obtain quotes and schedule the repair using our extensive list of reliable licensed and insured vendors.
Have your own vendor/repairman? Great! We will help them coordinate with the tenants and make sure the job gets completed without any stress to you!
Each of our vendors are on a 30-day billing cycle, so property repairs and maintenance invoices are deducted from the tenant’s rent—that means $0 out-of-pocket for owners!
Appfolio – Cutting-Edge Property Management Software:
We utilize the latest and greatest property management software to automate and modernize our clients’ accounts available via website or user-friendly phone app.
This cloud-based software optimizes communication between owners and management. It allows for 24/7 access to financial statements, quick online payments to owners and vendors via eCheck, owner contributions for maintenance, and property updates.
Tenants are equipped with their own account to easily pay rent, submit work orders, access their tenant ledgers, and all other needs for communication with us.
After-Hours Emergency Service:
We have an “After Hours” phone service that is available to tenants and owners to report any emergencies when the office is closed. This is extremely vital in any circumstances that cannot wait until office hours, for example, a flood.
Due to our thorough screening process and strategic tenant placement, we file less than ½% of evictions here at Amanica!
We have two attorneys that we use to file our evictions and their fees are set at market rate (call and ask us for the current rate). We coordinate the entire eviction process for our owners. This includes processing the paperwork, court appearances, Sherriff lockout, etc.
Here’s how it works!
Rent is due on the 1st. Tenants are contractually allowed a 3-day grace period, thus, rent is termed late on the 5th. On the 5th, we personally post and mail out all 3-Day Notices to Pay Rent or Quit. We keep our owners updated on any communication we have with the tenant. If we do not receive rent post given 3-Day Notice, owners have the choice to immediately start eviction, or to work with the tenant (if they’re responsive).
