Advertising and Marketing:

Amanica’s team of professionals have researched and developed a thriving marketing formula that reaches 97% of the overall renter’s market, more specifically, we are marketing on the rental websites that are the most visited by prospects to guarantee ourselves the most effective results. We create custom detailed advertisements for each and every rental property. These advertisements include pictures, videos (by request), detailed enthusiastic property descriptions, and application qualifications and directions.

Our professional “For Rent” signs are posted at the property with prior approval by the owner.


Prospect Showings:

Our office has a Showing Assistant that schedules and shows rental properties to all of our prospects 6 days a week. We do NOT give keys nor lockbox combinations to prospects in order to assure your rental property remains secure and undamaged.


Applicant Screening:

We thoroughly screen every applicant to confirm they meet all of our company’s qualifications.

Our screening process include: criminal background history report, Experian credit report, Eviction or court judgment history report, confirmation of proof of income, current employment verifications, and rental history verifications.

Our tenant qualifications include: practical credit, documented proof of income needs to be 2.5 times the rent (gross income), employment or provided income has to be verifiable, rental history with current and past landlords has to be verifiable and reflect good tenancy, and we do NOT accept any applicant that has an eviction or a court judgment on their record (regardless of when the situation occurred).


Lease Contracts and Notices:

All of our contracts and notices are constructed on California Association of Realtors® standardized forms. We take the time to sit down and explain the terms and conditions of the lease and answer any questions a tenant might have to ensure that they understand and accept all of our tenancy requirements and procedures before they sign.

If and when applicable, notices are personally posted on the property and mailed (i.e. 3-Day Notice to Pay Rent or Quit, 60-Notice to Vacate, Notice of Change in Terms of Tenancy, etc.)


Coordination of Repairs and Maintenance:

We coordinate all repair requests submitted by tenants to each owner’s specific preferences.

Per owner’s approval, we can obtain a quote and schedule the repair using our extensive list of certified and licensed vendors. Each of our vendors are on a 30-day billing cycle, so property repairs and maintenance invoices are deducted from the tenant’s rent—that means $0 out-of-pocket for owners!

If preferred, owners can use their own repairman/vender, or even choose to do the work themselves!

Also, we have an “After Hours” phone service that is always on for emergency requests when the office is closed.


Move-In and Move-Out Inspections:

We conduct thorough inspections before a tenant takes possession of the property and after a tenant vacates the property. We fill out detailed move-in/move-out inspection forms and take pictures of the entire property. We keep these files in our system to compare and contrast the property condition when the tenant vacates.


Exterior Drive-Bys:

We conduct exterior drive-bys every 3 months, or upon request from an owner. If applicable, landscaping, property maintenance, or other personalized notices are constructed post drive-bys.

Coordination of Evictions: Due to our thorough screening process and strategic tenant placement, we file less than .5% of evictions here at Amanica! We have two attorneys that we use to file our evictions and their fees are set at market rate (call and ask us for the current rate). We coordinate the entire eviction process for our owners, including: processing the paperwork, court appearances, Sherriff lockout, etc. Here’s how it works! Rent is due on the 1st, tenants are allowed a 3-day grace period per contract, and rent is considered late on the 5th. On the 5th, we post and mail out all 3-Day Notices to Pay Rent or Quit. We keep our owners updated on any communication we have with the tenant. If we do not receive rent post given 3-Day Notice, owners have the choice to immediately start eviction, or to work with the tenant (if they’re responsive). If our owners are ever interested in buying additional rental properties or even selling property, we can do it all in one office.
